Q: What kind of pets do you allow?
A: Dogs & Cats (Aggressive Breeds not Accepted).
Q: How many pets may I have?
A: Two pets per apartments up to 35 lbs
Q: Do you allow exotic pets?
A: No.
Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: A non-refundable pet fee of $400 for the first pet and $600 for the second pet. In addition to a monthly pet rent of $15.
Q: Is my security deposit totally refundable?
A: Yes, less damages (if applicable).
Q: If I get a job transfer, can I break the lease?
A: Yes, fees and notice requirements apply.
Q: What utilities are included in my lease?
A: None, resident pays utilities. Banyan Bay offers a flat Water/Sewer/Trash fee (amounts vary by unit size).
Q: How long is the term of the lease?
A: 12 months
Q: Do you accept leases for short terms?
A: 7 month is the shortest lease.
Q: Can I pay rent with a personal check?
A: Yes.
Q: Do you have any furnished units?
A: No. We recommend Cort to rent or buy furniture.
Q: Is rental insurance required?
A: Yes, a policy that covers 100,000 in personal liability is required to become a resident.
Q: Who do you recommend for rental insurance?
A: We recommend Assurant
Q: If something needs to be repaired in my apartment, how do I report it?
A: Call the management office, stop by the management office or email work order request via our website in the Resident Section.
Q: Do you provide carpet cleaning?
A: The carpets are cleaned when a resident vacates. We also offer free carpet cleaning only when a lease is renewed.
Q: Do you offer complimentary pest control?
A: Yes, please call the leasing office to schedule for pest control. Pest control is on property every Monday, unless there are holidays.
Q: When is my rent payment due?
A: Rent is due on the 1st of the month.
Q: What day of the month am I liable for a late charge?
A: Late charges are assessed on the 4th of the month at 9:00 AM.
Q: Do I need to reserve the wet bar and grill?
A: No notices are necessary to use the wet bar and grill.
Q: Do you have a business center?
A: No.
Q: Do you have elevators in some of your buildings?
A: No.
Q: Do you accept electronic payments for the rent?
A: Yes, you can pay using the resident portal on our website.
Q: Is there a place where I can pay my rent after office hours?
A: No, property has no drop box.
Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: You must notify the office.
Q: Do you provide air filters?
A: Yes. Please stop by the leasing office to pick up an air filter.
Q: Do you have reserved parking?
A: No.
Q: Can I park my commercial vehicle on property?
A: Yes, as long as the vehicle takes one parking space.
Q: I have a motorcycle, where can I park it?
A: In a parking space only.
Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes, please notify the office so that they can be added to the lease.
Q: How do I enter the gym after hours?
A: There is an outside entrance to the gym. Insert the amenity card in the transponder that is on the wall. When the transponder says "open" the door will be unlocked.
Q: Do you allow grills on the balconies?
A: No. All open flames need to be at least 15 feet from the building.
Q: What public transportation do you have available for residents?
A: Broward County Transport is available for residents with a bus stop just outside of the property on West Atlantic Boulevard.
Q: How long does it take to drive from Banyan Bay to I-95?
A: Approximately 8 minutes with traffic.
Q: How far is Pompano Beach from Banyan Bay?
A: Approximately 15 minutes.
Q: Do you have a club room?
A: No.
Q: Do you have a designated area for recycling?
A: Yes, please put the proper materials in the blue bins that are next to the maintenance building.
Q: Do you have cable services?
A: Yes, the apartments are wired for cable. Resident is responsible for hook up and payment.
Q: What cable options are available?
A: You can choose Comcast, AT&T, or Satellite Dish. The satellite dish can only be equipped in certain units.
Q: Can I have a satellite dish installed at my apartment?
A: Yes, restrictions apply and office must be notified prior to installation.
Q: Do you provide free Wi-Fi?
A: Yes. We provide free Wi-Fi that can only be accessed if you are close to the leasing office.
Q: Will you accept my delivery packages for me?
A: No
Q: Who is in your Corporate Advantage Program?
A: Kaplan University, University of Phoenix, Blue Isle Casino, Seminole Casino, FAU, BCC, City of Coconut Creek Employees, Federal/State Employees, Police/Firefighters/EMT, Teachers/School Board Employees, and Military Personnel.
Q: How do I put money on my amenity card to use the laundry facility?
A: There is a machine in the gym that allows the resident to put money on the card. Put your card in the machine and add the amount that you wish to be attributed to your amenity card.
Q: How do I let guests enter when the gate is closed?
A: Ask the guest to dial your number on the keypad. Press 9 when your phone rings to open the gate.
Q: When do I need to give the property a notice to vacate?
A: We require at least 60 days written notice to vacate prior to lease expiration. A notice to vacate that is less than 60 days' notice are subject to additional fees.
Q: Where do I register to Vote?
A: Local Library.
Q: How is your property different from the competition?
A: 1) We offer 4 spacious floor plans with competitive pricing.

2) Emergency Maintenance 24 hours a day/7days a week. Regular work orders completed within 24 hours (unless parts or items must be ordered & if a contractor must be used to complete the repair).

3) Property is well maintained, adequate parking for residents & their guests, two pools to choose from, pet park, two lighted tennis courts, 24hr gym, and is a gated community.

Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.

MAINTENANCE EMERGENCIES: Listed below are the situations which are considered an EMERGENCY ONLY: After business hours, emergency maintenance requests can be reported to the answering service by calling the Management Office 954-979-8788-Listen for the message Maintenance Emergency & follow the directions. The answering service will contact the on-duty maintenance staff, who will call you back, if it is one of the Emergency situations listed below. Maintenance will not come out if it is not an Emergency as listed below. Non-emergency request will be completed between 9:00 a.m. & 5:00 p.m., Monday through Friday, excluding holidays.

Present a danger to people....

  • FIRE - PLEASE CALL 911 FIRST!
  • NO ELECTRICITY - Check if electricity is out on the entire property, if so call FPL 954-797-5000 and report the outage for the area.
  • BROKEN OR NON-WORKING DOORS, LOCKS WINDOWS
  • NO HEAT (when outside temperatures are below 50 degrees)
  • NO AIR CONDITIONING (when a heat advisory has been issued) Maintenance cannot work on air conditioners when it is dark outside, they can check the inside unit & if available put a portable unit in the apartment until the next day (only a few portable units are available).
  • NO WATER - If water is off for the property or you have questions about your water call, City of Margate (this is who supplies the water to Banyan Bay) 954-972-0828.
  • COMMODE NOT FUNCTIONING (When only one bathroom is in the apartment)
